Wet slate and clay tile rooftops with chimney stacks after rain

Roofers in Oakhurst

Roof repairs, re-roofing, ridge work and flat roofs across Oakhurst, the Priory Vale urban village in north Swindon, from the first homes of the early 2000s through to the garages, porches and rear extensions that came later.

Oakhurst's roofs, a village built on farmland

An urban village on old fields

Oakhurst is one of the urban villages of the Priory Vale development, which was built on farmland and fields in north Swindon. The first residents moved into Priory Vale in 2002, and the name Oakhurst came from the home at Haydon End Farm. That puts the oldest roofs here at a little over two decades. A roof of that age is not worn out, but it has stopped being new. The faults worth looking for at this stage are small and specific: a ridge tile that has shifted, felt showing at the eaves, a flashing lifting at a chimney or party wall. Caught early, each one is a short visit rather than a re-roof.

Houses of the Priory Vale era

Estate houses from the same years follow repeating patterns, so whatever shows up on one roof is likely to be hiding on the next. Where a house has concrete interlocking tiles, we check for cracked or slipped tiles, ridge tiles bedded in mortar alone, and verges where the cement has crumbled. Valleys and the junctions between a main roof and a garage or porch carry a lot of water in heavy rain, so the lead or GRP trims there deserve a close look. Plastic fascias and soffits can be tired by now too. A survey with photographs shows each of these on your own roof before anything is priced.

Flat roof on a house extension
Garages, porches and extensions

Over twenty years most homes gain something: a rear extension, a garage turned into a room, a porch, a loft room with roof windows. The flat and low-pitched roofs on these additions wear out sooner than the pitched roof above them. Felt, EPDM rubber (a single sheet of synthetic rubber) and GRP fibreglass each fail in their own way, usually at the edges, the upstands and the outlets before the middle of the sheet. Roof windows bring flashings that need checking as well. Small roofs are quick to repair or renew, and doing it before water reaches a ceiling avoids the redecorating that follows. A tidy edge detail and a fresh sealed junction at the house wall give an extension roof many more trouble-free winters.

Priory Vale roof questions

Is Oakhurst inside a conservation area?

No. Swindon Borough Council's list of conservation areas does not include it, and Article 4 directions are noted only for Bishopstone and the Railway Village. Ask the planning team before changing how a roof looks.

Do Priory Vale roofs need work after twenty years?

Rarely a full re-roof, but a check is sensible. With the first homes dating from 2002, ridge fixings, flashings, porch roofs and roofline plastics are the parts worth looking at first.

Can an Oakhurst estate roof be repaired without scaffolding?

Often, using ladders or an access tower for small jobs. Faults at the ridge or on a chimney may need scaffolding, and the written quote says which applies to your house.

Q1

What ages first on a Priory Vale roof?

Weathered brick chimney stack with eroded joints and cracked pot

Rainwater running off slates into a black gutter and downpipe

The short answer

On a roof from the early 2000s, the covering is usually the last thing to give up. The first jobs tend to be ridge fixings, felt and flashings at the edges, junctions and chimneys, and the plastic roofline. A survey with photographs shows which, if any, apply to your roof.

Priory Vale grew quickly from 2002, and the houses in Oakhurst were built to repeating designs with the same details at every ridge, verge and eaves. That repetition helps us: a fault traced on one Oakhurst roof points to where its neighbours deserve a second look.

Is a mortar-bedded ridge on my house still safe?

A ridge caps the peak where two slopes join, and a verge finishes the angled edge of a gable wall. On roofs built before 2014, both were commonly finished with mortar alone. BS 5534 changed in 2014, and since then each ridge and verge piece needs a clip or screw, and a mortar bed alone no longer counts as a fixing. A mortar-only ridge from the early 2000s may be sound, or it may have cracked and let a tile shift. We check by hand and photograph what we find, and our ridge, verge and dry-fix page explains the upgrade.

Where else can water get in with every tile in place?

Under the tiles sits the underlay, a sheet that catches wind-blown rain. At the eaves and in valleys it can perish or slip, and a brown mark on a bedroom ceiling can be the only clue, with every tile still in place. Flashings are metal strips, usually lead, that seal the gap at any wall, chimney or abutment the roof runs into. Where sealant was used instead of a proper dressed edge, it dries and splits. Replacing it with lead worked into the wall is a small job that stops a recurring leak.

Should the fascias and gutters be done at the same visit?

Fascias, soffits and gutters hold the roof edge together. Plastic boards can warp or crack, and gutter joints loosen. Work here sits well with tile repairs, because access is already in place. For all of it, see our roof repairs page. We would rather quote a small repair that cures the fault than a bigger job that does not, and the written quote spells out which one yours needs.

Q2

What approvals does an Oakhurst re-roof need?

The answer

For most Oakhurst houses, none beyond Building Regulations where the work is notifiable. The area is not in a conservation area, so a matching repair or re-covering rarely raises any planning question. Bigger re-roofs go through Swindon Borough Council's building control team or a registered approver.

Oakhurst's newer housing keeps the paperwork lighter than it is in an older town centre, but a few rules still matter, and they are worth knowing before you ask for quotes.

Will an Oakhurst repair in matching tiles need planning permission?

A matching covering put back on the same house rarely calls for a planning application, since the outside looks no different afterwards. Because the council's conservation list does not include Oakhurst, and its Article 4 directions apply elsewhere, there is no extra layer of control on the street. If you want to change the look, with a different tile colour or a new roof window on the front slope, a quick word with the council's planning team removes any doubt.

When do Building Regulations apply to a re-roof?

The Planning Portal says repairs or re-covering do not normally need an application while under 25 per cent of the total building envelope and under 50 per cent of the roof is involved. Once a job crosses either line, approval is needed, with insulation standards possibly applying to the whole roof. Swap to a covering at least 15 per cent heavier and that too needs approval, because the rafters in an Oakhurst house were sized for the tiles they carry now. Swindon Borough Council has its own building control team; a registered building control approver is the private alternative. If your job is notifiable we tell you so at the quotation stage, explain the consent and deal with the paperwork.

What if my home is leasehold or shares a roof?

Some Priory Vale homes are flats or share a roof or a management company with neighbours. If that is you, check the lease or ask the managing agent before work starts, because the roof may not be yours to arrange alone. Our written quote and photographs are easy to pass on to whoever has to approve them.

Short rule

Match what is there, keep below the Building Regulations thresholds, and ask the council about anything that changes the look.

Q3

How long do Oakhurst porch and garage roofs last?

New EPDM membrane and drip trim on a garage roof edge
New EPDM membrane and drip trim on a garage roof edge
Row of flat-roofed brick lock-up garages with worn felt
Row of flat-roofed brick lock-up garages with worn felt

The short answer

It depends on the covering. Published guides give felt roughly 10 to 20 years, EPDM 20 to 30 years or more and GRP 25 to 40 years, with wide ranges either side. None is a promise: drainage, workmanship and upkeep decide how long a small roof lasts.

Over twenty years, a Priory Vale house has often picked up a flat or low-pitched roof that the original builder never fitted: an extension, a converted garage, a bay or a porch. These roofs are small, but they are where leaks often start.

Why do small flat roofs fail before the main roof?

A flat roof has far less margin than a pitched one. Water that would run straight off a tiled slope sits on a flat roof for longer, so any weakness at an edge, an outlet or a junction with the house wall is tested constantly. Ponding, where water stands after rain, is the first warning. Blistered felt, lifted edges and soft patches underfoot follow.

Which flat roof covering suits my extension?

Felt is the simplest and quickest of the three to lay, and a good job can last a long time, but a poor one may fail early. EPDM comes in a single sheet with few joins, and suits roofs with simple shapes. GRP is applied wet and sets to a hard shell, which suits awkward outlines such as a porch roof with several corners. Each needs the right falls, so that water runs to the outlet. You can read more on our flat roofing page.

Should a worn flat roof be patched or renewed?

A small patch makes sense while the surrounding covering is in good order. When the boards underneath are damp, or the covering has failed across much of its area, a repair only delays the same visit. We photograph the deck and edges, tell you which case you are in, and quote accordingly.

Questions from the Priory Vale estate

Why does my Oakhurst roof leak when no tiles are missing?

At this age the cause is often underneath or at an edge: perished underlay at the eaves, a flashing whose sealant has split, a valley that has silted up, or a ridge tile that has lifted. The survey traces the route water takes, and photographs show you the exact spot before any work is quoted. That usually points to a small repair rather than a new roof.

Can a garage roof attached to my Oakhurst house be repaired?

Yes. An integral or attached garage often has its own low-pitched or flat roof, with a joint where it meets the house wall. That joint is where most leaks start, so we check the flashing and the covering together. If the roof is shared with a neighbour, it helps to tell them before we start.

Do you cover St Andrews Ridge and the other estates near Oakhurst?

Yes. We work across all of Swindon and within 30 road miles of the town, including the north Swindon estates that sit around Oakhurst. Our areas page names every town and village in range, and the phone number, WhatsApp and enquiry form on each page reach the same people.

Were Priory Vale ridge tiles fixed with mortar alone?

Many roofs built before 2014 were, because that was accepted practice. BS 5534 changed that year, and mortar by itself is no longer enough to hold a ridge, so clips or screws go in too. If your ridge is mortar only and still firm, we tell you to leave it. If it has cracked, we suggest a mechanically fixed or dry-fix ridge instead, and show you the photographs first.
