Can I sell a house with an asbestos garage roof?

Yes, you can sell it. What matters is being open about what the roof is, knowing its condition and deciding whether to leave it, test it or replace it.

The short answer

You can sell a house with an asbestos cement garage roof, and an intact roof is not by itself a bar to a sale. The sensible approach is to find out what the material is, record its condition, answer your conveyancer's questions accurately and decide whether to leave it, price around it or replace it before marketing. Concealing it is the one thing to avoid, since a buyer's survey may well identify it.

Start by finding out what you have

Many garages built before 2000 have cement sheeting, and the HSE advises treating a building from before 2000 as though it contains asbestos until you know otherwise. That is not the same as saying it does. Some corrugated roofs are fibre cement without asbestos, and some are bitumen or metal.

A sample sent to an analyst answers the question definitively, and our page on whether your garage roof is asbestos explains what to look for first. The result, with a few dated photographs of the roof, is a useful thing to hand to your estate agent or solicitor. A sale tends to go more smoothly when everyone is working from facts rather than guesses, and a buyer reading a clear document is less likely to imagine the worst.

Keep the evidence together in one folder: the analyst's report, dated photographs, any quote you have obtained and, if work is done, the consignment note for the waste. A solicitor can pass those on in minutes, which saves repeated questions from the other side.

Disclosure and what the buyer will ask

Your solicitor will send you property questions to complete, and the answers should reflect what you know about the garage, including any suspicion that the roof sheeting is asbestos. Give accurate answers. If you are not sure, say so and show what you have done to find out. We cannot give legal advice, and your conveyancer is the person to ask about exactly what you must disclose.

A buyer's surveyor may also spot the roof and mention it in the report. If it surprises the buyer late in the process, it can lead to a lower offer or a withdrawn one. Telling people early, with the evidence, usually does less harm than being found out. It also helps the buyer's mortgage lender, who sees only what is passed along to them.

Be careful with wording in advertising and conversation. Describe the garage as it is, mention the roof if asked, and avoid calling it safe or dangerous. Neither word is yours to decide, and a plain description backed by a document is more convincing than a reassurance.

Three realistic options before you list

The first option is to leave the roof alone. If it is intact, sound and not being disturbed, the HSE does not require removal, and some buyers will accept that, perhaps with an adjusted price.

The second is to commission a survey so the roof's condition is on record. MyBuilder's asbestos guide, updated on 21 August 2026, puts a basic survey at around £50 at the low end and a full one at £200 to £245.

The third is to replace the roof. The same guide gives £350 to £1,295 for a single garage roof removal and £650 to £1,800 for a double, while Checkatrade suggests budgeting £950 to £3,750 for an asbestos garage roof, disposal included. These are national ranges and not prices for your roof. Our pages on garage block roofs and carport roofs cover other structures where a new covering might suit the property.

Weighing the cost against the sale

Replacing the roof before listing removes a question mark. It also costs money, and the outcome depends on the garage, the area and the buyers. We cannot tell you what it would add to the price, and we would not try. A neutral view from your estate agent on how buyers in your street react to an old garage is worth hearing, and so is a candid chat with a neighbour who has already sold a house with a similar garage.

Timing matters too. A roof that is already leaking, cracked or covered in moss is likely to attract attention in a survey, so a repair or replacement is often easier to agree with a buyer in advance than after an offer. If sheets have started to break, stop, keep people away and get advice before anyone climbs up.

Where outbuildings are involved, the same logic applies. Our guide to shed roofs covers the smaller structures that sometimes carry similar sheeting.

Questions buyers often raise

Expect a buyer to ask whether the roof is leaking, whether it has been tested, and what it would cost to replace. Have the answers ready, using the national ranges above, and make clear that a real figure needs a survey. Some buyers will want a price reduction equal to the cost of removal, and others will not mind at all, particularly if the garage is used for storage and the roof has been trouble-free.

A buyer planning to demolish or convert the garage will care more about how the material is dealt with than about what it is today, so a clear plan for safe removal can be a selling point in itself.

What we can do to help you sell

We look at the roof, take photographs and put the findings in a written quote, whether you want a new roof or only a clear record of its state. If the work goes ahead, the waste leaves under the proper paperwork and the site is cleared, and our guarantee on workmanship runs for ten years, in writing. We lean towards the lightest repair that really solves the problem, which for a sound roof can mean leaving it as it is.

That matters when time is short. A seller with a completion date approaching needs clear answers quickly, so tell us the deadline when you get in touch and we will say what is realistic. A photograph of the garage roof sent on WhatsApp is often enough for a first conversation.
